Abuja’s rental market is becoming more segmented. Residential rents remain strong, but for investors looking beyond simply owning a home, commercial property is becoming an increasingly interesting part of the conversation.
The reason is straightforward: commercial property can provide recurring rental income while giving investors exposure to the growth of the areas in which their assets are located.
Abuja’s rental market is not one market
Recent market data shows how differently property types and locations perform.
Nigeria Property Centre’s Q3 2026 data puts the median asking rent across Abuja properties at about ₦13 million annually. Flats recorded a median of approximately ₦7.5 million, while commercial properties recorded about ₦10 million.
These figures are asking prices, not necessarily concluded transactions, and they cover very different types of property. They are therefore better viewed as market indicators than fixed benchmarks.
For an investor, however, the more useful question is often what is driving demand around the property?
Infrastructure is changing the conversation
Mabushi offers an interesting example.
Already well positioned between established districts and major commercial routes, the district has recently benefited from significant infrastructure improvements. In June 2026, Collector Roads 01 and 02 were commissioned, creating new connections between the Mabushi Bus Terminal and Ahmadu Bello Way and improving interconnectivity within the district.
The Mabushi transport infrastructure has also expanded, with the district's modern bus and taxi terminal forming part of the FCT's broader effort to organise public transportation and improve connectivity.
For a district that was already strategically located, better connectivity changes the equation.
Easier movement makes it easier for people to live, work, shop and do business there.
That is already reflected in the growing commercial presence in Mabushi, where current property listings include offices, shops, plazas, warehouses and other commercial uses.
Why this matters to property investors
Commercial property has a characteristic that makes it particularly interesting in a growing urban district: its performance is closely tied to economic activity.
